I have been a property manager for over 30 years - besides many things that have been examined here - let me share a few things we automatically do if there is any black mold issues in our apartments or homes we manage. First, you want to be aware of how black mold can come into your house - besides the obvious ones (potential water leaks).

If you do have mold issues - especially black mold - use a mask before you do anything. One area people do not think about is that EVERY spring after pollen drops - so make sure you clean your window screens & window sills. Pollen is very sticky - and after it sits around for a while - you get rain & humid days - it begins to mold. And of course, it will come inside your living environment. I have seen black mold develop in the window sills & these mold spores can come in & be deposited inside your abode - (same thing inside your vehicle - but your vehicle can get pretty hot in summer & probably kill off potential mold spores).

Secondly - to kill the mold spores - see if you can rent an ozone generator. This is not a cheap machine - but hotels & property managers usually have them as it will eliminate smells - including musty ones. The ozone will kill any air borne living thing (including pets & plants - so they have to be out of the area being treated). Follow the manufacturers instructions in how to use it.

But once mold takes hold inside something & is ingrained inside - treat it like leprosy - it has to be totally ripped out. Use face mask as you do not want to breathe mold spores.
